One of the great novelties of the housing law approved last year is now here, not without controversy. The rental price reference sets the minimum and maximum rental prices; a measure with which the government wants to tackle one of the housing problems in Europe.
The index compiles a price range for renting houses throughout Europe; figures which were prepared from data obtained from the income tax declaration to the tax administration of the owners of rental properties.
However, this does not mean that there cannot now be more expensive or cheaper rentals than what appears in the index; In accordance with the law, price limitation will only occur in municipalities considered “stressed”
Maximum rates for rentals
The launch of this index has not only been delayed, but it has not received the full support of an essential part of its application: the Au tonomous Communities. They are the ones who have the power to declare “stressed” areas in which to limit the rental price; and therefore without their collaboration This index has only an informative function
Despite this, the mere existence of this index could already be enough to affect the rental market; or at least that’s the government’s hope. The Secretary of State for Housing, David Lucas, considers that users in non-stressed areas can use the index “as pressure” to obtain cheaper rental contracts.
How to find out the maximum rental price
To find out what the reference price is for renting accommodation, the Ministry of Housing and Urban Agenda you have published a web application, which allows you to consult the index. The information collected in this index was obtained from the 2022 tax return, and the declaration of stressed areas lasts for three years; although it may be extended if the same circumstances persist in the region.
To use the tool, simply access the housing rental price reference website; At the moment there is no official application for Android or other systems, although the page works correctly from a mobile phone.
There are two ways to find the house you are interested in. The cadastral reference is the most direct method and simple, since you just have to enter it in the search field and the information will appear.
The second option is enter full address, including route and number. In this case the application will show us suggestions and more options to add information such as floor number or apartment letter. Additionally, we will be shown an interactive map, from which we can directly choose the address.
