We tend to think that The value of a house is the same as the cadastral value and it is not like that, given that on the one hand there is the cadastral value which can be obtained even from an iPhone application and on the other hand we have what is called the reference value. In this second you can get a value closer to the true one (really).
There is a website which allows you to know the reference value and therefore know the market value of our house. This is ideal if you are considering buying a home or selling yours. Or if you’re just curious, like I was when I discovered a very different value for my house than I would have estimated.
Step by step to find out the value of your home from your iPhone or Mac
If you, dear reader, are reading us from a non-Apple device, don’t worry. As we said before, the way to find out is to go to a website, so an Android phone or tablet or a computer with Windows, Linux or ChromeOS works perfectly.
If the device you’re using has a web browser (and it will), that’s enough. Or almost. And that’s it you will need some credentials to identify yourself which are none other than the classics that we find when entering a government site (and that’s it). That is to say Cl@ve, digital certificate or electronic DNI.
Once this is done, you must follow these steps from the browser:
- Enter the website of the Electronic Cadastre Headquarters.
- Now display the section ‘Reference values for financial year 2024’.
- Click on ‘Consultation of reference value’ (this is the second option).
- Follow the steps to log in to the system.
- In the “Purpose” drop-down menu, choose the “Informational Effects” option.
- In ‘Date’ you can select today’s date, but also other previous dates if you want to know the previous value and check if it has increased or decreased.
- Confirm that your ID is correct and add the cadastral reference (you can find it in a free iPhone app).
- Finally, click on “Reference Value”.
Once this is done, you will be able to know what the reference value of the accommodation is and that a priori it must be the same as that displayed when it was sold. If you wish, you can also download the certificate in PDF format and save it to your iPhone or Mac (or whatever device you are using), for which you need to click on “Reference Value Certificate”.
